Wythenshawe Community Housing Group seeks architect for feedback on residential sites

Wythenshawe Community Housing Group (WCHG) is undertaking preliminary market engagement towards the appointment of an architectural practice with regards to a number of residential sites within the wider Wythenshawe Civic Centre regeneration.

Expected to cover all RIBA stages, the appointment will initially focus on early design, but forms part of an ambition to deliver high-quality, sustainable homes at scale on a number of residential sites within the Wythenshawe Civic Centre regeneration programme – Brotherton House, Alpha House and C2 The Birtles.

 

Interested practices should have experience with large-scale residential developments.

The wider regeneration is a £500 million scheme between Manchester City Council and Muse. Works on the Culture Hub, food hall, workspaces and green space are to start early this year and are set to be complete by 2027.

 

Across a 10 to 15-year programme, 2,000 homes will be delivered across the three identified sites. Engagement is sought on these only and Wythenshawe Community Housing Group intend to procure further services via a competitive flexible procedure.

 

Brotherton House will see around 215 new homes, 109 of which will provide extra care facilities in an apartment block. A further 80 social rent apartments and 25 townhouses will be fully accessible and highly energy efficient.

 

16 wheelchair accessible apartments will also be included at Alpha House where there are plans for 125 social rent homes.

 

To make way for C2 The Birtles, existing retail and office spaces will be demolished and replaced with 80 affordable apartments.

 

Plans for the sites received the green light in March 2026.
