The Department for Communities seeks feedback from developers on redevelopment of Downpatrick Town Centre

The authority hopes to attract high-quality development proposals for the town centre site [Engagement deadline 17 September]

The Department for Communities, alongside Newry Mourne & Down District Council, are seeking feedback from developers on redevelopment of a 1.8-acre site within Downpatrick Town Centre.

 

The regeneration of the vacant Police Station and operational car park will create an innovative and inclusive design which connects with the adjacent Primary Retail Core.

 

The developer will design, build, own and operate the scheme as the authorities have acknowledged that they will provide the professional expertise and financing.

 

Market feedback for the development proposal is sought until 17 September before the tender notice is published at the end of the month. 30 September 2026 is estimated.

 

The site was originally obtained by DfC In 2018 with a £5.2million capital grant offer to bring forward the scheme.

 

The east end of the site falls within Downpatrick Centre Conservation Area, and the complete site lies within an area of Significant Archaeological Potential.

 

Downpatrick has already benefitted from £2.9m in investment for major public realm improvements.

 

On the launch of the pre-market engagement, Minister Lyons said: “The Irish Street development site has the potential to transform the town centre, creating a vibrant destination that reflects Downpatrick’s rich heritage while supporting a growing tourism economy and strengthening local businesses.”
